What We Do

The Planning and Zoning Commission consists of five elected members and three alternates appointed by the Town Council. It is the function of the commission to enact and amend the zoning regulations, to control and direct the most appropriate use and development of land throughout the Town, and to adopt and amend a Plan of Development which sets the policies, goals and standards for the physical and economic development of the Town.

The commission conducts monthly public hearings on proposals for subdivisions, special permits, changes in zonal classifications, and amendments to the zoning regulations.

The commission also recommends the acceptance of streets into the Town road system, acts on the reduction and/or release of bonds for subdivisions and site improvements, and renders reports on proposed municipal improvements.

Zoning Enforcement Officer

The Zoning Enforcement Officer’s (ZEO) position is part of this account, since under state statute the P and Z appoints the ZEO. The ZEO receives zoning complaints and processes for compliance, participates in meetings with Planning and Zoning Commission and Zoning Board of Appeals.

Town Charter Description

Chapter VII Section 5. Planning and Zoning Commission.

A. Composition and election. The Town shall have a Planning and Zoning Commission, which shall consist of five members and three alternate members. Each of the regular members shall be elected for a term of five years. Each of the alternate members shall be appointed by the Town Council to serve for a term of three years. The term of one regular member and one alternate member shall expire each year.

B. Powers and duties. The Planning and Zoning Commission shall have all the powers and duties conferred or imposed by law on planning and zoning commissions.
